A stage by stage checklist for interior materials: what to measure, test and document before ordering, during installation and in the first month after.

Stage one: before you shortlist anything
- Construction year and renovation history recorded
- Hygrometer readings logged for each room over at least two weeks
- Subfloor or substrate identified in every room, including what is under the existing finish
- Water history documented: past leaks, flooding, condensation, staining
- Household needs written down, including anyone with asthma, allergies or chemical sensitivity
- Lead and asbestos screening scheduled if the house predates the late 1970s

Stage two: before you order
- Two or three finalists per surface, with samples tested in the actual room
- Emissions documentation collected for every product, including adhesives and primers
- Installation system named in writing: adhesive, primer, underlayment, sealer, fasteners
- Substrate moisture tested and the reading recorded with method and date
- Quantities calculated with waste allowance and spares added
- Lead times confirmed against the trade schedule
- Warranty exclusions read in full, especially the maintenance conditions
If the house has young children, the health side runs on its own track. CDC explains when and why children are tested for lead, and that is a conversation with a pediatrician, not something a renovation checklist can settle.
Stage three: during the work

Store all of it in one folder as you go. Assembling it afterward never happens.
Stage four: the first month
Walk the job at one week and again at one month. Look for gaps opening at seams, sheen differences where a coat was thin, adhesive squeeze-out, doors that catch, and any lingering odor in closed rooms. Log the room temperature and humidity each time so you can tell material movement from an installation defect.
Raise defects in writing while the contractor is still nearby and the retention is unpaid. Then move onto a maintenance rhythm. Common questions
Can I compress the checklist for a single room? Yes, but never the substrate moisture test or the hazard screening in an older house. Those two carry the expensive consequences.
How long should samples sit in the room? Two weeks is a reasonable minimum, and longer if the room is closed and the product is a finish.
What if the contractor resists documentation? That resistance is data. Documentation costs a few minutes per stage and protects both parties.
Is a home air quality monitor useful? For humidity and particle counts, somewhat. For identifying specific compounds, no. Use one to track trends over time, not to certify a product.
