Stage one: survey

  • Any suspect old resilient tile or mastic left undisturbed pending a professional test

The last two lines are the ones that carry consequences. Old flooring is not a category to experiment with.

Stage two: documents before ordering

Ask for and save these, as files rather than links:

  • Product data sheet for the exact variant, including wear layer thickness
  • Formaldehyde compliance documentation for any engineered or composite product
  • Installation instructions, including moisture thresholds and acclimation requirements
  • Adhesive, primer and underlayment data sheets
  • Care and maintenance sheet, including what voids the warranty
  • Warranty document with its exclusions read in full

Certification is checkable rather than notional. EPA publishes the recognized accreditation bodies under the composite wood products rule, which sit behind the certifiers whose names appear on compliance documents. If a document names nobody, it is not a compliance document.

Walk the floor with the installer. Check that expansion gaps exist at every perimeter and are covered rather than filled. Check thresholds for height and fixing. Look along the floor at low angle for high spots, adhesive ridges and lippage between planks or tiles.

Then log conditions. Record room temperature and humidity at handover and again at one month, so that any movement can be interpreted rather than argued about. Can I skip the moisture test on an upper floor? Not entirely, but the risk is lower. Over a crawl space or basement, always test.

Who arranges the radon test? You can buy a test or hire a measurement professional. For a result you intend to rely on, use a professional protocol.

What if the installer says acclimation is unnecessary? Ask them to show you where the manufacturer's instructions say so. Many products genuinely do not need it, but the instruction sheet decides.

How wide should an expansion gap be? Whatever the manufacturer specifies for the material, room size and climate. It is always in the installation instructions.
