Survey by mechanism, not by room

A condition survey looks for causes. Walk the house with a notebook and sort what you find into four buckets: water ingress, trapped moisture, movement, and surface wear. Almost everything falls into one of them, and each has a different response.

Water ingress shows as staining that spreads, efflorescence on masonry, blistering paint and damp odor near an external wall. Trapped moisture shows as material that stays cool and damp long after the room dries, often behind a vapor-closed finish. Movement shows as repeating cracks in the same place. Wear shows as loss of surface where hands and feet go.

Only the last one is cosmetic. The other three are the building telling you something.

What to look for, material by material

  • Stone and masonry. Powdering surfaces, white salt bloom, open mortar joints, water sitting on horizontal ledges.
  • Lime plaster and render. Hairline cracks that follow the substrate, soft or hollow patches, staining bleeding through from behind.
  • Timber. Dark ends where boards meet damp, soft spots at fixings, movement gaps that never close, fungal growth at joints.
  • Metal. Corrosion starting at fixings and cut edges, staining running downward from a fastener.
  • Cork, wool and other organic materials. Musty odor, discoloration in patterns rather than lines, insect activity.

Mold deserves separate treatment, because it is a symptom with a fixed rule attached. EPA's guidance on mold and moisture in the home is consistent on the point: control the moisture and the growth stops, and cleaning without fixing the water source guarantees a return.

The rate of change matters more than the size of a defect. A crack that has not moved in a year is stable. A one millimeter crack that doubled is a live problem regardless of how small it looks.

Cleaning without doing harm

Aggressive cleaning is the second most common cause of damage to natural materials, after water. Acids attack limestone and lime plaster. Strong alkalis attack linoleum and some sealers. Pressure washing drives water into masonry that then cannot dry. Solvents lift wax and oil finishes unevenly.

Choose the mildest method that works, test it in an inconspicuous spot, and check what the manufacturer permits. For general cleaning products, EPA maintains a list of safer chemical ingredients reviewed against its criteria, which is a reasonable screen when a care sheet only says "use a neutral cleaner".

Feed the survey results into the money side. Repairs found early are maintenance; repairs found late are projects. Common questions

How often should I survey? Annually, at the same time of year, so conditions are comparable. Add a check after any significant water event.

Is efflorescence serious? It shows that water is moving through the masonry and evaporating at the surface. The salt is harmless; the water path is the issue.

When do I need a specialist? Structural cracking, extensive mold, suspected asbestos, and any repeating damp with no obvious source. Those need diagnosis, not products.

Can I seal a damp wall to stop the staining? Usually not. Sealing the inside face of a wet wall commonly moves the problem rather than solving it.
